When preconstruction earns its fee
Before a lease is signed
What a space can and cannot support changes its real cost. Grease waste and gas on a restaurant, slab capacity and ventilation on a fitness studio, plumbing routes and power on a clinic. All of it is still negotiable before signature.
While the design is still moving
Pricing options while they are still options is what stops a design being finished at a number the client was never going to accept.
Before a funding decision
Owners, lenders and boards need a number they can rely on. An open-book estimate that shows what is firm and what is still an allowance is more useful than a single figure with no working behind it.
Project Delivery Methods
We offer a full range of project delivery methods, each tailored to align with the owner's objectives, risk tolerance, and desired level of involvement.
CM — Advisor
As a CM advisor, Hades Construction contracts with the owner in a relationship based on transparency, trust and confidence to manage and oversee the planning, design and construction process of the project. Services include contract awards, materials procurement, cost and schedule tracking, monitoring and reporting.
Benefits
- Owner chooses most qualified Construction Manager
- Construction Manager works on behalf of the Owner
- Pre-construction oversight benefits Owner and Designer
- Advantages of Design–Bid–Build method retained
CM — Multi-Prime
As a CM-MP, Hades contracts with the owner to manage and oversee all phases of the project. Hades acts as the general contractor and manages construction performed by multiple prime contractors hired through a competitive bidding process held by the owner.
Benefits
- Owner chooses most qualified CM to act as General Contractor
- Advantages of CM–Advisor without added GC cost
- General Contractor effectively works on Owner's behalf
- Flexibility in the subcontractor bid process
CM — At Risk
As a CM at risk, Hades Construction acts as the general contractor, managing all work performed by subcontractors as well as hiring and holding all contracts—procured through competitive bidding—taking on full cost and schedule responsibility.
Benefits
- Owner chooses most qualified CM as General Contractor
- Pre-construction involvement benefits Owner and Designer
- Cost certain, open book, trusting relationship
- Guaranteed Maximum Price advantage
Design-Build
As the sole responsible entity, Hades subcontracts architectural and engineering services and becomes the single point of accountability. We partner with pre-qualified architects, engineers and consultants to deliver both design and construction under one contract.
Benefits
- Single point of responsibility for design and construction
- Shortened overall design and construction timeline
- Early cost commitment
- Less Owner involvement required after project definition
General Contracting
Design-Bid-Build
Known as "Lump Sum" or "Hard Bid" contract. Hades Construction assumes direct responsibility for all construction activities as a result of bidding competition based on contract documents provided by the owner.
Benefits
- Linear, sequential process
- Clear delineation between Design and Construction
- Open, public competitive bidding
Negotiated
Hades Construction assumes direct responsibility for construction phase activities, as well as preconstruction services. The contract is awarded through negotiations based on qualifications—either as a negotiated lump sum or Guaranteed Maximum Price. We guarantee cost and schedule.
