Trade bid packages, subcontractor prequalification, competitive bidding, subcontract drafting, and early release of the long-lead items that usually decide whether a schedule holds.

Construction

Full responsibility for the work of every trade, site supervision, cost and schedule tracking, RFI and submittal management, and coordinated inspections.

Closeout

Punch list, final inspections and sign-offs, as-builts, O&M manuals, warranties and the handover package your operations or property team actually needs.

What makes commercial work in Los Angeles difficult


Permitting is the schedule

On most commercial projects here, plan check and inspection sequencing — LADBS or the relevant city, plus fire, health and public works where they apply — controls the critical path far more than the field work does. We plan the permit route before the contract is signed and build the schedule around it, not the other way round.

Landlord criteria

Tenant work letters, landlord design criteria, insurance and hours-of-work restrictions, base building tie-ins and the landlord’s own approval loop all sit between you and a start date. Reading those documents early is part of preconstruction, not an afterthought.

MEP coordination

Most cost surprises on commercial fit-outs come from mechanical, electrical and plumbing meeting an existing building. Available power, panel capacity, roof structural capacity for new units, grease waste and gas sizing are checked against the real building, not the record drawings.

Building next to a live operation

Occupied buildings, trading neighbours and open common areas mean phasing, temporary protection, off-hours work and dust and noise control are part of the plan and the price from the beginning.

Constructability before bid

Reviewing the set for conflicts, missing information and details that cannot be built as drawn is cheaper than resolving them as change orders. It is a standing part of our preconstruction scope.

Cost certainty

Where an owner needs a number they can commit to, we work open book toward a Guaranteed Maximum Price rather than presenting a lump sum that hides the assumptions behind it.

  1. DiscoveryWe look at the site, the lease or the entitlement position, the drawings you have, and the date you actually need to open or occupy.
  2. PreconstructionConstructability and document review, budget estimates, value engineering, phasing, and the permit strategy.
  3. ContractDelivery method agreed, trade packages bid, subcontracts drafted and the price fixed on the basis you chose.
  4. ConstructionSite supervision, procurement, coordinated inspections and cost and schedule reporting you can hand to a lender or a board.

Common questions


What do you need to give us a budget?

Whatever you have. A complete permit set gives the tightest number, but we can produce a budget estimate from a schematic set, a lease exhibit or even a test fit — we will tell you which parts of the number are firm and which are still allowances.

Do you take on projects that are already designed?

Yes. Design-bid-build is one of the delivery methods we work under. We will still run a constructability review before pricing, because it is the cheapest point at which to find a conflict.

Can you work in an occupied or trading building?

Yes. Phasing, temporary protection, off-hours work and dust and noise control are planned and priced as part of the scope rather than added later.

Do you handle permits?

We manage regulatory approvals as part of preconstruction and coordinate plan check and inspections through construction. The design professional of record still stamps and submits the drawings.

How do you handle changes once we are on site?

Changes are priced and issued before the work is done, not discovered at the end. On open-book and GMP contracts you see the subcontractor pricing behind them.

Where do you work?

Los Angeles County and the surrounding Southern California markets, including Ventura and Orange counties. We have also delivered work outside California for WMATA in Washington DC and Alexandria, Virginia.
