Hades Construction builds medical offices, clinics and healthcare tenant improvements across Southern California. Completed work includes the design-build clinic for Dr. Ying Peng, M.D. PhD, Comprehensive Neurology Care, in Mission Viejo.
Medical fit-outs are governed by inspection sequencing and infection control. Both belong in the schedule from the first estimate.
“Beshoy came highly recommended to me, and as part of Hades Construction, has been instrumental in the development of my office. Organized, attentive, and readily available. Beshoy and his team have helped guide…”

Who this is for
Physicians and practice owners
Opening a first practice, relocating, or expanding into adjacent suite space while continuing to see patients.
Multi-site medical groups
Rolling out a consistent clinical layout and standard of finish across different buildings and jurisdictions.
Medical office landlords
Delivering suites to a clinical tenant, or converting general office space to medical use.
Healthcare architects
Constructability and cost input during design, and a contractor who understands inspection sequencing in a clinical setting.
What medical construction turns on
Know the jurisdiction before you price
Whether a project is reviewed by the local building department alone or falls under a state healthcare review pathway changes the timeline and the documentation entirely. Getting that determination early is the single most valuable thing preconstruction does on a clinical project.
Medical gas and equipment power
Where medical gas is in scope it brings certified installation, verification and its own inspection. Imaging and procedure equipment bring dedicated circuits, panel capacity, shielding and structural support that the base building rarely has.
Infection control during construction
If any part of the facility keeps treating patients, negative-pressure containment, sealed barriers, HEPA filtration, dedicated routes and controlled work hours are required and are priced as scope, not absorbed as overhead.
Air, plumbing and finishes
Air changes and pressure relationships for exam, procedure and soiled rooms; sterilizer and lab plumbing; and cleanable, seamless finishes with coved bases and sealed penetrations. These are code and infection-control requirements, not specification preferences.
Accessibility and patient flow
Clear widths, door hardware, turning radii, accessible restrooms and reception counter heights are reviewed closely on healthcare fit-outs and are a frequent cause of failed finals when treated as an afterthought.
Occupied-suite phasing
Practices rarely close for a renovation. Work is phased around clinic hours so patient access, privacy and treatment rooms stay usable throughout.
Scope we cover
Preconstruction
Suite assessment, review pathway determination, constructability review, budget estimates, value engineering, phasing and permit strategy. Preconstruction services
Clinical fit-out
Exam and procedure rooms, reception and waiting, nurse stations, sterilization and lab areas, imaging rooms, MEP upgrades and cleanable finishes.
Design-build
Design and construction under one contract, as delivered for the Dr. Ying Peng clinic. How design-build works
Closeout and occupancy
Coordinated inspections and verifications, punch, as-builts, O&M documentation and handover ready for licensing and first clinic day.
How a medical project runs
- Suite and lease reviewWhat the base building can support, what the work letter provides, and which review pathway applies.
- PreconstructionConstructability, budget, infection-control plan if the facility stays open, phasing and permit strategy.
- Contract and buyoutDelivery method agreed, trades bid, long-lead equipment and mechanical plant released.
- ConstructionBuilt under containment where required, with inspections coordinated in sequence.
- OccupancyFinal sign-offs, verifications, punch and handover ahead of your first clinic day.
Common questions
Can we keep seeing patients during construction?
Usually, yes. The work is phased around clinic hours behind sealed containment, with separate access routes. It changes the sequence and the cost, so it is planned and priced from the start rather than added later.
Can general office space be converted to medical use?
Often, but it depends on plumbing routes, available power, HVAC capacity and whether the change of use triggers accessibility or fire-life-safety upgrades. That assessment is worth doing before you commit to the suite.
Do you handle medical gas?
Where it is in scope we procure and coordinate certified installation and the associated verification and inspection as part of the programme.
Which agency reviews our project?
It depends on the facility type and the scope. Establishing the review pathway is one of the first things we do, because it determines the documentation, the timeline and the inspection regime.
How do you protect the opening date?
Long-lead equipment and mechanical plant are released at buyout, and inspections are coordinated as the work reaches them rather than batched at the end.
Is this a tenant improvement?
Most medical office work is. See how we handle TI projects.
