What office construction turns on
Base building capacity
Electrical service and panel capacity, HVAC tonnage and how it is zoned, structural capacity for new openings or heavy areas, and available riser and stack routes. On older Los Angeles stock these are surveyed, because the record drawings frequently do not match the building.
Working around occupancy
Temporary protection, dust and noise control, elevator and loading-dock booking, after-hours work and daily clean handover of common areas. On a live floor these are the items that decide whether the tenancy survives the project.
Life safety and compliance triggers
Reconfiguring a floor can trigger sprinkler and alarm modifications, exiting changes, accessibility upgrades and energy compliance well beyond the visible scope. Identifying those in permit strategy is what keeps a schedule intact.
Mechanical and lighting controls
Zoning, terminal units, controls integration with the base building system, and energy code compliance for lighting and controls. Commissioning these properly is what stops a beautiful fit-out from being uncomfortable to sit in.
Long leads and phasing
Glazed partitions, millwork, feature lighting, specialist ceilings and mechanical plant are the items that set the programme. They are released at buyout and tracked, not ordered when the space is ready.
Landlord approvals
Drawing submission and approval, insurance and compliance documentation, base building tie-ins and access. Reading the work letter early is part of preconstruction.

Can you work while we stay in the space?
Yes. Phased work behind temporary protection, with after-hours activity for the noisy and disruptive elements, is standard. It changes the sequence and the labour cost, so it is planned and priced up front.
Will our reconfiguration trigger other upgrades?
It can. Sprinkler and alarm modifications, exiting changes, accessibility and energy compliance are all potential triggers. We flag the likely ones during preconstruction so they are budgeted rather than discovered in plan check.
Can you price against a landlord allowance?
Yes. We break the estimate down against the allowance so you can see what it genuinely covers and what falls to you, while there is still time to redesign or renegotiate.
Do you handle furniture and IT?
We coordinate with your furniture and IT vendors and provide the infrastructure — power, data pathways, structural backing — so their installation is not the thing that delays occupancy.
Can you convert office space to another use?
Sometimes. Whether office converts cleanly to medical, fitness or retail depends on plumbing routes, power, HVAC capacity and what the change of use triggers. That assessment is worth doing before you commit to a suite.
