Fitness build-outs live or die on three things: sound, structure and air. Everything else is finishes.
Why fitness build-outs are harder than they look
Sound and vibration
Dropped weights, treadmill impact and amplified music transmit through structure, not just air. Isolated floor systems, resilient ceiling hangers, decoupled partitions and door and duct sealing all have to be designed together. In a mixed-use building with residents above, this is the item most likely to end a tenancy if it is wrong.
Structural loading
Equipment loads, rig and rack anchorage, heavy bags, and elevated floors carrying dynamic load are real structural questions on an existing slab or a suspended deck. They need verification before the lease commits you to the space.
Ventilation and cooling
Occupant density in a studio is far higher than in the office or retail use the base building was sized for. Tonnage, outside air, distribution and the humidity load from a full class routinely exceed the existing system, and the fix is often a rooftop unit — which brings roof structural capacity and landlord approval with it.
Showers, locker rooms and drainage
Waterproofing, floor drains, hot water capacity, exhaust and accessible fixture counts. Plumbing routes to existing stacks are frequently the constraint that decides where the locker rooms can go at all.
Occupancy classification
Assembly occupancy changes exiting, restroom counts, fire-alarm and sprinkler requirements. A change of use from retail or office is one of the most common reasons a fitness fit-out costs more than the operator expected.
Brand standards and a fixed launch
Franchise and brand fit-out specifications are detailed and non-negotiable, and the launch date is usually set before construction starts. Long-lead equipment, AV and lighting are released early against that date.

Common questions
Can you assess a space before we sign?
Yes, and for fitness it matters more than for most uses. Slab and deck capacity, available power and tonnage, stack access for showers and the acoustic relationship to neighbours all change the real cost of the space.
Will the landlord allow a studio above or below residents?
Often, with an acoustic performance requirement written into the work letter. We build to a specified isolation standard and coordinate the testing where the landlord requires it. We have delivered studios inside occupied residential developments.
Do we need a new HVAC system?
Frequently, yes. The base building is usually sized for a much lower occupant density. We check the existing tonnage and outside air against your class capacity in preconstruction so it is budgeted rather than discovered.
Can you build to a franchise specification?
Yes. We have delivered brand-standard studios and will flag conflicts between the franchisor package and the landlord’s criteria early.
How is the launch date protected?
Long-lead equipment, AV and lighting are released at buyout and tracked against the schedule, and inspections are coordinated as work reaches them rather than batched at the end.
Do you do second locations?
Yes — Barry’s Bootcamp and Vivid Salon are both examples of repeat work for the same operator on different sites.
