Construction Management – Advisor (CM – Advisor)

As a CM advisor Hades Construction contracts with the owner in a relationship based on transparency, trust and confidence to manage and oversee the planning, design and construction process of the project. Services included but not limited to contract awards, materials procurement, cost, and schedule tracking, monitoring, and reporting.

How it works:

Benefits:

  • The Owner can choose “Most Qualified” Construction Manager to manage the project. The Construction Manager works on behalf of the Owner.
  • The Owner and The Designer benefit from the pre-construction oversight of CM Owner can take advantage of the benefits of Design – Bid – Build method.
  • The Owner can take advantage of the benefits of Design – Bid.

 

Construction Management – Multi-Prime (CM – MP)

As a CM-MP Hades contracts with the owner in a relationship based on transparency, trust and confidence to manage and oversee the planning, design and construction process of the project. Services include but not limited to contract awards, materials procurement, cost and schedule tracking, monitoring and reporting. In this case, Hades acts as the general contractor and manages construction performed by multiple prime contractors (subcontractors) hired through a competitive bidding process held by the owner.

How it works:

Benefits:

  • The Owner can choose “Most Qualified” Construction Manager to act as General Contractor
  • Advantages of the CM – Advisor without the added cost of the General Contractor
  • The Owner effectively has the General Contractor working on their behalf
  • Provides flexibility in the subcontractor bid process

 

Construction Management – At Risk

As a CM at risk Hades Construction contracts with the owner in a relationship based on transparency, trust and confidence to manage, and oversee the planning, design and construction process of the project. Service include but not limited to contract awards, materials procurement, cost and schedule responsibility. In this case, Hades Construction acts as the general contractor and manages all the work performed by subcontractors as well as hiring and holding all the contracts of the subcontractors procured through a competitive bidding process.

  • The Owner and Designer benefit from the pre-construction involvement of Construction Manager
  • Cost Certain, Open Book, trusting relationship

Design-Build

As a sole responsible entity, Hades subcontracts architectural and engineering services and becomes the sole responsible contracting entity in the design/build process. We partner with selectively chosen pre-qualified and licensed architects, engineers and other consultants as necessary for the project delivery. All contracted as a team to complete both design, engineering and construction services to meet owner’s specific project needs, budget and schedule.

  • The Owner is provided a single point of responsibility for the design and construction process.
  • Provides a means to shorten the overall design and construction process.
  • Provides early cost commitment.
  • Requires less Owner involvement after project definition.

 

General Contracting

 

Design-Bid-Build

Known as “Lump Sum” or “Hard Bid” contract. Hades Construction assumes direct responsibility for all construction activities as a result of bidding competition based on contract documents provided by the owner.

  • Linear, sequential process.
  • Clear delineation between Design and Construction.
  • Open, public competitive bidding.

 

Negotiated

Hades Construction assumes direct responsibility for construction phase activities, as well as preconstruction services. The contract is awarded as a result of contract negotiations entered as a result of the General contractor qualifications and may take the form of either a negotiated stipulated lump sum or Guaranteed Maximum Price (GMP). In both cases, Hades Construction guarantees both the cost and schedule of the project.
